College Heights sits on the bench in the south-west of Prince George, below and around the University of Northern British Columbia. It is one of the larger residential areas in the city and much of it has been built from the 1970s onward, with substantial newer development since.

Newer housing means steeper roofs. Roofs built in this city are pitched to shed snow rather than hold it, and a steeper pitch does exactly that — which is good for the roof and hard on the gutters below, because everything that comes off the roof arrives in the trough at once.

That makes gutter work the recurring job here rather than roof moss. Spruce and pine drop needles heavily through the autumn, and a gutter packed going into freeze-up becomes a block of ice hanging off the fascia by January. The autumn clear is the one that matters.

The elevation is worth knowing about. The bench sits above the river valley and gets its own weather — it holds snow when lower parts of the city have started to melt, and the season for exterior work runs slightly shorter as a result.

Siding is predominantly vinyl and Hardie on the newer stock, which cleans up well and shows the winter road band clearly along the lower courses. Driveways are mostly poured concrete, and they carry a full winter of road grit by the time spring arrives.
