The work, step by step
How we handle soft house washing
-
Wet down the plants
Beds and shrubs below the work area are soaked before anything is applied.
-
Apply the solution from the bottom up
Working upward stops the cleaner running down dry siding and leaving streaks that are hard to remove afterwards.
-
Let it dwell, then agitate where needed
The solution does the work. Stubborn spots get brushed by hand rather than hit with more pressure.
-
Rinse top down
Rinsing downward carries everything off the wall, and the beds get rinsed again after.

Prince George
Before you book
Siding in Prince George gets dirty from below and from the road. Winter grit thrown up by traffic coats the lower courses; spring melt splashes mud up off the ground; and a long dusty summer puts a film over everything above that.
Because the air is dry, the coastal green is much less of a factor. What you see instead is a band of grime around the bottom metre or two of the house and a general dullness above it, worst on the elevation facing the road.
More about soft house washing
Vinyl siding is common here and it takes cold badly — cold vinyl is brittle, and hitting brittle vinyl with pressure cracks it. That is one more reason the method is soft washing, and one more reason the season is real: this is warm-weather work.
The upside of a dry climate is that a wash here lasts. Without the year-round damp that regrows algae on the coast within a season or two, a Prince George house that is washed in June generally still looks washed the following spring, once the winter road band is dealt with.
Soffits are worth a specific mention. Dust and road film collect on the underside of an overhang and stay there, because rain never reaches it. It is the part of a house that most obviously separates a wash that was done properly from one that was done quickly.
Not every pale or uneven patch is dirt. Sun-faded vinyl, oxidised paint and a repaired panel can stay a different colour after the grime is gone. A wash should remove what is sitting on the surface without being presented as a way to recolour or refinish the material underneath.
The lower wall and the soffits usually need different attention on the same house. The road-facing base carries grit that wants dwell time and gentle agitation; the protected underside above it carries dry dust that rinses readily. Increasing pressure on both is faster, but it is not the same as cleaning each surface appropriately.
Your property
Houses on arterial roads and the more rural stretches of Blackburn, Pineview and The Hart get the heaviest road spray. College Heights and Southridge are largely newer vinyl and Hardie, which cleans up well but shows the winter road band clearly.
Timing your visit
Late spring through summer, once nights are reliably above freezing. Washing vinyl in the cold risks cracking it, so this is not a shoulder-season job here.
You do not need to be home
- Access to the yard
- Gates unlocked
- Pets inside
- An outdoor tap we can use
When we stop and call you
Our crew is not allowed to push on through any of these. They stop and phone you rather than press on and make it worse.
- The surface is not coming clean with the method we are using.
- The solution looks like it is damaging the surface, or paint starts lifting.
- A window is open and we cannot reach you.
- A dog is outside and we cannot reach you.
- The process is making the house look worse rather than better.
Questions we get asked
Can you wash siding in cold weather?
No. Cold vinyl goes brittle and cracks under pressure, and water freezes where you do not want it. This is warm-weather work here.
Do you get the green algae they get on the coast?
Very little. The dry interior air means Prince George siding dulls with dust and grit rather than growing algae.
Why is siding soft washed and not pressure washed?
Pressure forces water behind cladding, where it has no way out. Soft washing lifts the dirt off the surface without driving anything into the wall.
What pressure do you actually use?
Roughly what comes out of a garden hose. The cleaning solution does the work.
Will it damage my plants?
Beds are wetted down before and rinsed after, which is what keeps the solution from concentrating on a dry root ball.
