Central Saanich covers Brentwood Bay, Saanichton and the farmland between them, and it is the most agricultural part of Greater Victoria. Much of it is working land, and the housing sits among it rather than in continuous subdivision.

Brentwood Bay is on the water on the west side and gets coastal exposure; Saanichton is inland and more sheltered. The two behave differently enough that it is worth knowing which one a property is in before assuming what it needs.

The rural setting brings its own debris. Farmland means dust in dry months and mud in wet ones, and properties bordering fields or tree lines collect noticeably more in their gutters than a suburban lot does.

Housing is mixed: older farmhouses and rural properties, post-war village housing in Brentwood Bay and Saanichton, and newer subdivision at the edges. Lots are generally larger than in the core.

Most roofs are asphalt shingle, with tree cover varying a great deal from one property to the next. A house in the open in Saanichton may go years between roof cleans; one backing onto a fir stand in Brentwood Bay will not.
