The work, step by step
How we handle soft house washing
-
Wet down the plants
Beds and shrubs below the work area are soaked before anything is applied.
-
Apply the solution from the bottom up
Working upward stops the cleaner running down dry siding and leaving streaks that are hard to remove afterwards.
-
Let it dwell, then agitate where needed
The solution does the work. Stubborn spots get brushed by hand rather than hit with more pressure.
-
Rinse top down
Rinsing downward carries everything off the wall, and the beds get rinsed again after.

Victoria
Before you book
Siding on this coast goes green on the shaded side and dull everywhere else. The green is the same algae that gets the driveway and the roof; the dull is a mix of coastal salt haze, road film and pollen.
Houses near the water get a specific version of it. Salt haze settles on siding and windows and holds dust, so a waterfront or near-waterfront house looks tired sooner than an identical house two kilometres inland.
More about soft house washing
Soft washing is the method for all of it: a cleaning solution doing the work at roughly garden-hose pressure. The reason is simple and worth stating plainly — pressure forces water behind cladding, where it has no way out and nothing to dry it. On a wet coast, that is how you turn a cosmetic job into a moisture problem inside a wall.
That last point carries more weight in Greater Victoria than it does almost anywhere else in the country. A wall that takes on water in Prince George in July will dry out by August. A wall that takes on water here in October is still damp in March, because there is no dry spell in between to get rid of it. The wet coast is exactly the place not to force water into a wall assembly.
North-facing walls and anything under a deep eave or a mature tree are the ones that go green first, and they are usually the walls nobody looks at. The front of the house gets sun and gets noticed; the side passage between two houses in Fernwood or Oaklands is where it actually builds up.
Washing also has limits that are easier to see once the film is gone. Oxidised vinyl can stay chalky, failed paint stays failed and dark staining from a leak is not surface dirt. Those are material or maintenance problems, not reasons to keep increasing pressure on the wall.
Exterior glass is rinsed when it sits inside the work area, but house washing is not window cleaning. A homeowner comparing the two should think of the wall first: siding, trim, soffits and fascia are the house-wash scope; a spot-free finish on the glass is a separate exterior-window service.
Your property
Waterfront and near-waterfront in Oak Bay, James Bay, Cordova Bay and Sidney get the salt haze. Shaded houses under conifers in Saanich get the green. The newer vinyl and Hardie siding in Langford, Colwood and Royal Bay cleans up quickly but shows algae early on the north face because those houses sit close together.
Timing your visit
Late spring after the pollen, or early autumn. Either works; spring is the one people notice most, because it undoes a whole wet winter.
You do not need to be home
- Access to the yard
- Gates unlocked
- Pets inside
- An outdoor tap we can use
When we stop and call you
Our crew is not allowed to push on through any of these. They stop and phone you rather than press on and make it worse.
- The surface is not coming clean with the method we are using.
- The solution looks like it is damaging the surface, or paint starts lifting.
- A window is open and we cannot reach you.
- A dog is outside and we cannot reach you.
- The process is making the house look worse rather than better.
Questions we get asked
Why does the north side of my house look different?
It never dries. Algae needs damp and shade, and on this coast a north wall gives it both for most of the year.
I am near the water. Does that change anything?
It adds salt haze, which settles on siding and glass, holds dust, and dulls both faster than the same house would inland.
Can you pressure wash my siding instead? It is filthy.
No. Pressure forces water behind cladding with no way out. On a coast this wet that is a moisture problem in the wall, not a clean house.
Why is siding soft washed and not pressure washed?
Pressure forces water behind cladding, where it has no way out. Soft washing lifts the dirt off the surface without driving anything into the wall.
What pressure do you actually use?
Roughly what comes out of a garden hose. The cleaning solution does the work.
