How we handle roof washing

Working a large roof in sections
  1. Work out what is actually on the roof

Algae and streaking get washed. Moss you can lift with your fingers gets scrubbed and treated instead. Doing the wrong one wastes your money.

  2. Protect what is underneath

Beds, shrubs and anything else below the working area get wetted down first.

  3. Apply the solution at low pressure

The cleaning agent does the work, not force. This is the whole reason the method exists.

  4. Rinse and check

The roof is rinsed down and the gutters cleared of anything that came off it.

Victoria

Before you book

Roof washing on the coast is mostly about what the damp leaves behind once the moss is gone: black streaking, algae along the shaded courses, and a general grey cast that makes a sound roof look finished when it is not.

Brown or black streaks can be algae discoloration, rather than raised moss growth. ARMA distinguishes these conditions and notes that algae marks may recur after cleaning. Staining by itself is not a replacement recommendation; identify the surface concern before choosing a treatment.

More about roof washing

It gets soft washed, never pressure washed. The whole point of the service is a cleaning solution doing the work at low pressure, because anything strong enough to blast algae off shingle is strong enough to take the granules with it.

When discussing a Victoria wash, explain the appearance you hope to improve: streaks along several rows, patches around a chimney or staining on an extension. Also flag leaks, cracked shingles or displaced flashing. These require a roofer’s attention independently of cosmetic work. Removing marks cannot restore missing material, mend flashing or prove that a roof is watertight.

There is no fixed clean-roof lifespan tied to the month you book. Algae discoloration may return after cleaning. Ask about suitable scheduling for the actual roof and weather, rather than expecting a November wash to last two weeks or a summer wash to stay clear for a set number of months.

The first decision is whether the roof needs washing or moss removal. Flat black or grey film that follows the shingle courses is a washing problem. Growth with height that can be lifted or brushed is moss, and washing over it skips the part that matters: removing the growth and treating what is rooted under the edge.

Useful photographs show both the marked area and its surroundings. Label an existing picture as the front, rear, garage or extension so the intended cleaning area is clear. There is no need to collect a sample of the stain or access the shingles yourself. If you cannot identify the mark safely, describe it without guessing.

A roof can have both conditions at once. In that case the sequence matters: deal with the moss first, clear what it drops into the gutters, and then decide whether the remaining staining justifies a wash. Selling every dark roof the same treatment is simpler for the contractor, but it is not a useful diagnosis for the homeowner.

Your property

For a property in Fairfield, Rockland, Oak Bay, Saanich, Westhills or Royal Bay, give us the full address and describe the affected roof faces. Mention trees close to the work area and any access restrictions. We cannot infer the staining, roof material or cleaning needed from the neighbourhood; the quote should concern your home rather than a typical roof in the area.

Timing your visit

If a roof replacement is already planned, discuss that before booking cosmetic work on the old surface. For an existing roof you intend to keep, ask the Victoria team about an appropriate washing appointment. Do not use the calendar month as a prediction of stain removal or how long the result will last.

You do not need to be home

  • Access to the yard
  • Gates unlocked
  • Pets inside
  • An outdoor tap we can use

When we stop and call you

Our crew is not allowed to push on through any of these. They stop and phone you rather than press on and make it worse.

  • The moss is too bulky to be killed by treatment alone — we stop and quote the de-moss rather than treat over the top of it and let you think it is handled.
  • Anything below the treatment area could be damaged by the solution.
  • We are not certain a stronger mix is safe on a surface. Nobody guesses.

Questions we get asked

Will it damage my shingles?

We do not pressure wash roofs. Low pressure alone is not a guarantee against damage: the roof condition and the shingle manufacturer’s cleaning instructions also matter.

What is the difference between roof washing and moss removal?

Moss removal is hand scrubbing plus root treatment for growth you can grab. Roof washing is a low-pressure clean for algae, streaking and grime.

Which one does my roof need?

If you can pull green growth off with your fingers, moss removal. If it is flat black streaking or a grey film, roof washing. We will confirm before starting.

Will low pressure actually clean it?

Yes, because the cleaning solution is doing the work. Pressure is what damages shingles; it is not what removes algae.
