How we handle window cleaning
-
Look at the glass first
Mineral staining and etched deposit do not wash off, and it is better to say so before starting than to charge for a result that was never available.
-
Brush the glass with pure water
A soft brush on a water-fed pole, running deionised water. The brush lifts the dirt and the water carries it off.
-
Rinse and leave to dry
Pure water holds no minerals, so the glass is rinsed and left. Nothing is wiped, which is why there is nothing to streak.
-
Check from the ground
Each elevation is looked at once the glass has dried, because that is when a missed patch actually shows.

Victoria
Before you book
Two things mark glass in Greater Victoria: salt haze near the water, and a heavy pollen season inland. Both leave a film that rain does not remove — rain arguably makes the pollen worse, because it dries in streaks.
Hard-water spotting from irrigation is the other common one here, and it is worth saying plainly that we do not take it on. Mineral deposit etched into glass needs a restoration process rather than a wash, and a wash will not shift it.
More about window cleaning
Tracks and screens do collect more here than in a dry climate — a damp track holds grit and stays wet all winter. They are not part of a standard clean, and that is worth knowing before you book rather than after.
Moss turns up in window tracks here too, which surprises people. A ground-floor track on a shaded north wall gets damp, collects organic debris, and grows the same green as the roof. We clean the glass rather than the track, but it is a fair sign of how long the wet sits on this coast.
A lot of the housing in Fairfield, Rockland and Oak Bay is old enough to have original wooden sashes or single glazing. Pure water on a pole suits those, because nothing is dragged across the putty line. Newer vinyl units in the Westshore are quicker again.
Rain is not a reason to wait, incidentally. Rain on this coast is not clean — it carries dust and pollen and dries in streaks — so the idea that a downpour will do the job for you does not survive contact with a Victoria winter.
A pure-water clean removes what is on the outside surface. It cannot reach condensation trapped between panes, repair a failed sealed unit or polish mineral etching back out of the glass. Those three problems can all look like a dirty window from indoors, so identifying which side of the glass carries the mark avoids paying for the wrong job.
The exterior-only scope also changes how a homeowner prepares. Screens that cover the outside face need to be removed or made accessible, while interior furniture and blinds can stay where they are. Tracks, sills and screen washing are not quietly added at the door; the page states the glass-only scope before the quote.
Coastal glass often carries more than one layer: loose salt film on the face, pollen at the edges and mineral spots where irrigation repeatedly reaches the pane. Pure water handles the loose film and pollen. A spot that stays fixed after the surrounding glass clears is likely deposit or etching, and repeating the same wash will not turn it into a restoration job.
Your property
Waterfront in Oak Bay, James Bay, Cordova Bay and Sidney carries the salt film. Older housing in Fairfield and Rockland often has single-glazed or heritage windows that need a gentler approach. Newer builds in Langford and Royal Bay are usually straightforward vinyl and glass.
Timing your visit
After the spring pollen has finished is the single best time. Autumn, before the wet months, is the other one people book.
You do not need to be home
- Access to the yard
- Gates unlocked
- Pets inside
- An outdoor tap we can use
When we stop and call you
Our crew is not allowed to push on through any of these. They stop and phone you rather than press on and make it worse.
- The glass will not come clean with the water-fed system.
- Windows are not reachable with the pole.
- Water pressure on site is not strong enough to rinse the glass properly — rinsing badly is worse than not starting.
Questions we get asked
Why do my windows film up again so quickly near the water?
Salt haze settles and holds dust. It is not a bad clean; it is a coastal exposure that inland houses do not have.
Can you remove hard-water spots?
No, we do not offer mineral stain removal. Irrigation spray on a coastal lot causes plenty of it here, so it is worth knowing before you book: etched deposit needs a restoration process, not a wash.
Are screens and tracks included?
No. A standard clean is the exterior glass. Screens, tracks, sills and skylights are not part of it.
Do you clean the inside of the windows as well?
No. This is an exterior service — we clean the outside of the glass only.
