How we handle pressure washing
-
Identify the surface
Concrete, pavers, brick and stone get pressure. Anything softer gets soft washed. Exposed aggregate gets checked before anything is turned on.
-
Pre-treat where it helps
Organic growth and oil stains come up better with a pre-treatment than with more pressure.
-
Clean in overlapping passes
A surface cleaner rather than a wand on flat concrete, so you get an even result instead of wand stripes.
-
Rinse everything down
Including the run-off, so dirt does not just end up somewhere else on the property.

Before you book
On the coast, concrete goes green. The same damp that grows moss on roofs grows a thin algae film on driveways, walkways and patios, and it is at its worst on the shaded north side of a house where the surface never really dries.
That film is the slip hazard people usually call about, and it is genuinely dangerous on a sloped driveway in January. It is also the easiest thing on this list to fix — hard surfaces take pressure well, and concrete, pavers, brick and stone all clean up properly.
More about pressure washing
Older properties here often have exposed aggregate or stamped concrete, and those need reading before anything is turned on. Aggregate that has already lost its binder will shed stone under pressure, and that is not recoverable.
Everything else gets soft washed. Siding, painted surfaces, fences and roofs are not pressure washed at any pressure, on any house, for any price.
Moss is the other thing that grows on flat surfaces here. It gets into the joints between pavers and into the expansion cracks in concrete, and once it is established in a joint it holds water there through the winter and works the joint wider. Clearing it is worth doing before it becomes a paving job rather than a cleaning one.
A lot of Greater Victoria properties have a shaded back patio or a north-facing set of steps that never dries out from October to April. Those are the surfaces worth prioritising — not because they look worse, though they usually do, but because they are the ones somebody slips on.
A single property can need three different approaches. Poured concrete can take an even pass with a surface cleaner, old brick wants less pressure, and pavers need attention around joints that may already be loose. Treating every hard surface as if it were the same is how stripes, chipped edges and missing joint material happen.
Runoff also matters on the coast because many drives slope toward a street drain, garden bed or neighbouring lot. Loose moss and dirty water need to be moved away from steps and entries instead of simply pushed downhill. A clean rectangle surrounded by splashed siding and blocked drains is not a finished exterior clean.
Before comparing quotes, identify the material rather than calling everything a driveway. Broom-finished concrete, exposed aggregate, clay brick, natural stone and interlocking pavers do not tolerate the same nozzle, distance or pass speed. A useful quote should be based on the surface that is actually there and the condition it is already in.
Your property
Shaded driveways in Saanich and Oak Bay under mature trees are the usual green ones. Fairfield and James Bay have a lot of older brick and stone paths that clean up well but need lower pressure than modern concrete. The newer developments in Langford, Colwood and Royal Bay are mostly paver driveways, which come up well but need the joint sand checked after.
Timing your visit
Spring, once the wet months have finished putting algae down, is the obvious time. Autumn works too. It is the one service on this list that is genuinely fine to book in mid-summer.
What to know about pressure washing
What do you pressure wash, and what do you not?
Concrete, pavers, stone and brick get pressure. Siding, soffits, painted surfaces, fences and roofs get soft washed instead.
Will it damage my concrete?
Not when the pressure and tip are matched to the surface. Damage happens when someone runs a narrow tip too close and etches lines into it.
What is soft washing?
Cleaning with a solution rather than with force, applied at roughly garden-hose pressure. It is what we use on anything pressure would harm.
You do not need to be home
- Access to the yard
- Gates unlocked
- Pets inside
- An outdoor tap we can use
When we stop and call you
Our crew is not allowed to push on through any of these. They stop and phone you rather than press on and make it worse.
- You want oil stains gone — we will talk about what is actually achievable before starting.
- The work cannot be done safely.
Questions we get asked
Why is my driveway green?
Algae, fed by a mild wet winter and shade. It is the same coastal damp that grows moss on the roof, on a flat surface instead.
Can you do my exposed aggregate?
Usually, at reduced pressure, after looking at it. Aggregate that has already lost binder sheds stone under pressure and does not come back.
What do you pressure wash, and what do you not?
Concrete, pavers, stone and brick get pressure. Siding, soffits, paint, fences and roofs get soft washed instead.
Why not pressure wash siding? It would be faster.
Because it forces water behind the cladding, where it has no way out. What you gain in speed you pay for in a wall that stays wet.
Can you damage concrete with a pressure washer?
Yes, if it is already deteriorating. Exposed aggregate that has lost its binder sheds stone, and we check before starting rather than after.
