Exterior cleaning in Colwood

Colwood runs from the older streets around the Old Island Highway down to Royal Bay and Latoria, which is some of the newest housing in Greater Victoria. The result is two quite different sets of properties in one municipality.

The waterfront side is the distinguishing feature. Royal Bay and the streets above Esquimalt Lagoon get genuine coastal exposure — salt haze that settles on siding and glass and holds dust, and wind that carries debris onto roofs and into gutters. A house here looks tired sooner than an identical house a few kilometres inland, and it is exposure rather than neglect.

Triangle Mountain sits high behind the town and is more wooded, which brings it closer to the Saanich pattern: shade, damp roofs and needle load in the gutters.

The newer Royal Bay and Latoria housing is mostly vinyl and Hardie siding over asphalt shingle, built close together. It cleans up quickly and shows results clearly, and the north-facing walls between houses are where algae starts.

Colwood also has a good deal of exposed concrete and paver driveway, and the shaded ones go green on this coast in a way that becomes a genuine slip hazard on a wet January morning rather than just a cosmetic problem.
