Exterior cleaning in Esquimalt

Esquimalt is compact, close in, and almost entirely surrounded by water. That last part matters more than its size: salt haze reaches most of the municipality, and it settles on siding and windows and holds dust in a way that inland houses do not deal with.

The housing is mixed. There is a good deal of post-war stock, some of it built around the naval base, alongside older character homes and a growing amount of newer infill and townhouse development. Lots are generally smaller than in Saanich or Oak Bay, with houses closer together.

Close spacing produces the shaded side wall that goes green first — a narrow passage between two houses gets no direct sun and very little moving air, and on this coast that is all algae needs. It is usually the wall that surprises people when it is washed, because nobody had looked at it in years.

Tree cover is lighter here than in Saanich, so roofs get more sun and dry faster, and moss is generally less severe. Gutters still fill, but more from wind-blown debris and the trees that are there than from the continuous conifer drop further north.

Most roofs are asphalt shingle. The coastal wind means anything loose — a lifted shingle edge, a poorly fixed gutter — gets found quickly, and it is worth mentioning what we see from the ladder.

Housing here

Post-war housing alongside older character homes and newer infill, on smaller lots with houses close together. Mostly asphalt shingle. Coastal exposure across nearly the whole municipality.
