The Highlands is the most heavily wooded and highest of the Greater Victoria municipalities — rocky, forested, and made up almost entirely of large lots and acreages.

Elevation is what sets it apart. The Highlands holds snow in a winter when the core sees only rain, and roofs here deal with wind, wet and occasional snow load that a house in James Bay never will.

The forest cover is dense. Houses sit among standing Douglas fir and arbutus, and the roofs beneath them get very little sun. Combined with the elevation and the damp that comes with it, this is among the hardest moss pressure in the region, and gutters fill continuously rather than seasonally.

A lot of the housing is custom-built and architecturally varied, with more metal and non-standard roof surfaces than the suburban municipalities. It is worth establishing what a roof actually is before quoting work on it.

Access is a genuine factor. Long, steep, often unpaved driveways and properties set well back mean the practicalities of getting equipment to a house matter as much as the job itself.
