Langford is where most of the new building on the south Island has gone. Westhills, Bear Mountain and the newer parts of Happy Valley have gone up largely since the 2000s, and the housing stock is correspondingly young.

That changes the job. A newer roof is usually not carrying years of established moss; the work is about stopping it getting a hold in the first place, which is a lighter and cheaper proposition than clearing a roof that has been left for a decade. It is also why the timing advice differs here — getting on a two-year cycle early is worth more than waiting until there is something obvious to remove.

Langford also sits higher and more exposed than the core. It gets more wind, which means more wind-blown debris in gutters, and it gets less of the deep conifer shade that keeps Saanich roofs damp. Bear Mountain in particular is high enough to hold snow in a winter when downtown Victoria sees only rain.

The newer subdivisions tend to have houses close together with narrow side passages, and those side walls are the ones that go green first because they get no sun and very little air. They are also the walls nobody looks at until they are washed.

Driveways here are more often pavers than poured concrete, which clean up well but need the joint sand checked afterwards rather than blasted out.
