Metchosin is rural, wooded and thinly settled — acreages and small farms west of Colwood, running down to the Strait of Juan de Fuca.

Tree cover is the dominant factor. Much of the municipality is under standing forest, and houses tucked into it get very little direct sun on the roof. That is close to the worst case for moss on this coast: constant shade, constant damp, and a continuous fall of conifer needles into the gutters below.
