North Saanich is rural in character — large lots, acreages, small farms and a lot of waterfront, spread across the top of the peninsula between Sidney and the ferry terminal.

Large properties mean long driveways, more roof area, and houses set back among trees. Deep Cove and Ardmore in particular have substantial tree cover, and the roofs there behave like Saanich roofs: shaded, damp, and prone to moss on the north slopes.

The coastal side adds salt haze to that, so a North Saanich house often has both problems at once — a mossy roof from the trees and dulled siding from the water. They are separate jobs with separate methods and it is worth being clear which one a property actually needs.

The housing runs from older farmhouses through 1970s and 80s builds to some substantial modern waterfront homes. Roof surfaces vary correspondingly, and metal roofs turn up more often here than in the denser municipalities.

Practically, it is spread out. Properties are further apart and further from the core, and access — long driveways, gates, distance from the road — is worth mentioning when booking so the right kit turns up.
