Oak Bay is the oldest and most established of the Greater Victoria municipalities, and its housing shows it. A great deal of it dates from the early twentieth century through the 1950s, on generous lots with mature gardens.

Those gardens are the thing to understand. Decades of growth means large deciduous and coniferous trees close to houses, and a lot of roofs sit in near-permanent shade. Deciduous trees drop heavily in October and November and fill gutters fast; the conifers keep going all year. Between them, gutters in Oak Bay rarely stay clear for long.

The housing itself needs a gentler hand than newer stock. Older stucco, painted wood siding, single-glazed and heritage windows with putty lines, and cedar shingle on some roofs all rule out anything aggressive. Soft washing is not a preference here, it is the only defensible method, and windows want washing rather than blading.

Oak Bay is also almost entirely coastal. Uplands, Gonzales, Willows and South Oak Bay all get salt haze, which settles on glass and siding and holds dust, so waterfront houses dull faster than the same house inland would.

Roofs vary more than elsewhere in the region — asphalt shingle on much of it, but also older cedar and some tile, and each of those wants a different approach. It is worth looking at a roof here before quoting it rather than assuming it is shingle.
