View Royal sits between Esquimalt and Langford along the Gorge and Portage Inlet, and it has a bit of everything — older waterfront properties, post-war streets, and newer development up at Thetis Heights.

The waterfront and inlet-side properties get coastal exposure and, in places, a lot of overhanging vegetation right down to the shoreline. That combination puts both salt haze on the siding and steady debris in the gutters.

Thetis Heights, further up and inland, is newer and higher, with more exposure to wind and less deep shade. Roofs there are younger and the work is more about prevention than removal.

The older parts of View Royal have mature trees over a lot of the housing, and those roofs behave much like Saanich ones: damp for long stretches, moss on the north slopes, gutters that need doing more than once a year.

Roof surfaces are predominantly asphalt shingle across the municipality. Driveways are a mix of poured concrete and pavers, and the shaded ones go green through the winter like everywhere on this coast.
