House Soft Washing Algae banded across the siding
The short version
What to expect
- Pressure used
- Roughly garden-hose
Why siding is soft washed
Pressure forces water behind cladding, where it has no way out. Soft washing lifts dirt, algae and grime off the surface without driving anything into the wall assembly.

What you are actually buying
This is the standard our crew works to on this job — not a summary written for the website. It is worth reading the second and third lists before you book anyone, ours or anybody else's.
Included as standard
- The siding is washed with a soft-wash solution and then rinsed with water twice.
- Low pressure throughout. Pressure is what damages siding; the solution does the cleaning.
- Every bit of organic growth and built-up dirt comes off.
- Windows are rinsed anywhere the solution has touched them.
Not included
- Soffits and exterior eaves — that is trim washing, and it is a separate line on the quote.
- Oxidisation and permanent staining such as concrete splash.
- Cleaning the windows themselves.
- High-pressure water, on anything.
Quoted separately, if you want it
- Trim and soffit wash — Eaves and soffits, brushed where they need it. Quoted separately because it is genuinely a separate job.
- Window clean afterwards — Worth doing in Prince George particularly — the water there leaves spots on glass if the windows are not cleaned after a wash.
- Railing wash — Aluminium railings washed down, including the underside as seen from the ground.
When we stop and call you
Our crew is not allowed to push on through any of these. They stop and phone you rather than press on and make it worse.
- The surface is not coming clean with the method we are using.
- The solution looks like it is damaging the surface, or paint starts lifting.
- A window is open and we cannot reach you.
- A dog is outside and we cannot reach you.
- The process is making the house look worse rather than better.

House Soft Washing: the questions we get
Why is siding soft washed and not pressure washed?
Pressure forces water behind cladding, where it has no way out. Soft washing lifts the dirt off the surface without driving anything into the wall.
What pressure do you actually use?
Roughly what comes out of a garden hose. The cleaning solution does the work.
Will it damage my plants?
Beds are wetted down before and rinsed after, which is what keeps the solution from concentrating on a dry root ball.
Will it take my paint off?
Not at this pressure. Paint comes off under a pressure washer, which is one of the reasons we do not use one on a wall.
Why does the north side of my house look different?
It never dries. Algae needs damp and shade, and on this coast a north wall gives it both for most of the year.
I am near the water. Does that change anything?
It adds salt haze, which settles on siding and glass, holds dust, and dulls both faster than the same house would inland.
Can you pressure wash my siding instead? It is filthy.
No. Pressure forces water behind cladding with no way out. On a coast this wet that is a moisture problem in the wall, not a clean house.
Can you wash siding in cold weather?
No. Cold vinyl goes brittle and cracks under pressure, and water freezes where you do not want it. This is warm-weather work here.
