Roof Moss Removal Needles and branches across the roof
The short version
What to expect
- Method
- Hand scrub, then root treatment
- Pressure used on the roof
- None, ever
- Typical time on site
- Half a day for most single-family roofs
- Fully visible result
- Three to six months, as the treated growth decays
- Gutters
- Cleared afterwards — everything off the roof lands in them
Scrub first, then treat
We scrub the roof top to bottom by hand with a long-handled brush, working down the slope. That takes off 80 to 90 per cent of the moss and it is the part you can see happening.
Then we spray a treatment. That is the part that matters longer term: pulling moss off the surface leaves the root alive underneath the shingle, where a brush cannot reach. The treatment kills it there so it decays instead of regrowing from what was left behind.
Give it three to six months and the remaining growth breaks down and washes off. That is when the roof is genuinely clean rather than just tidied.
Why we never pressure wash a roof
Asphalt shingles are protected by a layer of mineral granules. High pressure strips them. It looks dramatic and effective on the day, and it takes years off the roof.
It can also void the shingle manufacturer warranty. If someone quotes you a pressure-washed roof, that is the question worth asking them.
What moss is actually doing up there
Shingles shed water because they overlap. Moss growing up under that overlap breaks the seal and wicks water sideways instead of letting it run off — which is where rot and leaks start.
Left long enough it roots into the shingle itself, which is what leaves the surface pitted and the granules loose.

What you are actually buying
This is the standard our crew works to on this job — not a summary written for the website. It is worth reading the second and third lists before you book anyone, ours or anybody else's.
Included as standard
- The moss comes off the roof by hand, worked down the slope so nothing is dragged back over cleaned shingle.
- We take it back as far as the roof allows without damaging the shingles — visibly, most of the growth should be gone.
- A chemical treatment is always paired with the de-moss. Scraping alone leaves the root, and the root is why it comes back.
- Every bit of moss that lands on the lawn or around the house is cleared up before we leave.
- Gutter cleaning is included with roof moss removal. Downspout clearing is included at no extra charge.
Not included
- Roofs we judge unsafe to walk. If we cannot stand on it safely we will not offer this service on it.
When we stop and call you
Our crew is not allowed to push on through any of these. They stop and phone you rather than press on and make it worse.
- The roof is not walkable. We will tell you that rather than send someone onto it.

Roof Moss Removal: the questions we get
Do you pressure wash the roof?
No, never. High pressure strips the protective granules off asphalt shingles. We scrub by hand and treat instead.
Is someone walking on my roof?
Yes, in a safety harness. Scrubbing has to be done from the roof — a spray-only job from the ground leaves the moss in place.
How long until the roof looks clean?
Most of the difference shows the same day, since scrubbing lifts 80 to 90% straight off. The rest decays over three to six months.
Why does the treatment matter if you have already scrubbed it?
Because a brush cannot reach the root. Moss holds on under the shingle edge, and growth pulled off the surface regrows from what is left behind.
Does moss actually damage a roof?
Yes. It lifts shingle edges and holds water against the surface, which stops the roof draining the way it was built to.
Are my gutters cleared as part of this?
Yes. Gutter cleaning is included with roof moss removal, and downspout clearing has no extra charge.
Why does moss grow back so fast in Victoria?
Damp, shaded conditions can continue to favour moss after cleaning. The rate of return varies with the roof and its surroundings; there is no single regrowth timetable for every Victoria home.
My neighbour’s roof is clear and mine is covered. Same street.
Different sunlight, overhanging branches and debris can change how long each roof stays damp, even on the same street. Those differences are worth checking before comparing cleaning needs.
